- Collect rent from tenants through our secure portal via ACH.
- Send the rent to our landlords very shortly after receiving payment from tenants via ACH.
- Address tenant questions/concerns.
- Address landlord questions/concerns.
- Hold the security deposits in our bank account (that meets the criteria required by local jurisdictions).
- Provide landlords access to all accounting and finance records through this website 24/7/365 and an annual 1099.
- Coach our tenants through a fix if/when possible. E.g.: fixing the garbage disposal by pushing the button on the bottom to reset it. This saves our landlords thousands of dollars.
- Coordinate repairs. Note: these repairs are only for new issues, not preexisting issues or major renovations like a flooded basement.
- Send a periodic newsletter to tenants with good information about caring for your property. The newsletters include reminders to change the air filters, batteries in smoke detectors, etc.
- Advise on disbursement of deposit at the end of the lease.
